An independent takeoff turns three mystery numbers into a decision: who covered the scope, who missed the channel, and what the package should actually cost.
Three drywall numbers land the night before your bid: $1.9M, $2.3M, $2.8M. Averaging them tells you nothing. The low number might be a gift - or a sub who never saw the resilient channel in the ceiling assemblies and will change-order you to death. Leveling bids against each other only reveals who differs, never who's right. Leveling them against an independent quantity takeoff reveals both.
The same independent takeoff works earlier in the timeline: conceptual and DD-stage interior budgets for preconstruction teams, quantity-based instead of historical-SF-cost guesses. When the CD set lands, we true the takeoff up and your budget-to-bid variance has an explanation instead of a shrug.
Send the drawing set and the sub proposals (redacted if you prefer). We deliver the quantity takeoff plus a leveling matrix within your bid window - typically 3 to 5 business days for full commercial packages, faster for TIs. Everything is confidential, and we decline engagements that would put us on both sides of a bid.
Never. If a drywall sub engaged us on a project, we decline the GC's leveling request on that same bid, and vice versa. Conflicts kill trust, and trust is the product.
A scope-matrix-only review is possible, but quantities are what make leveling decisive. Most GCs choose the full takeoff because it doubles as their buyout and change-order baseline.
The current drawing set, the spec sections for 09 21 16 and related scopes, and the sub proposals. Addenda as they issue. That's it.
