What Actually Drives Commercial Drywall Costs (It's Not the Square Footage)

Two identical floor plates can carry interior packages 60% apart in cost. Here's where that spread comes from - and why quantity precision is the only lever you fully control.

The Square-Foot Myth

Historical cost-per-SF numbers are seductive and dangerous. The spread between a light office fit-out and a sound-rated, Level-5-corridored medical floor of identical area is enormous - and every dollar of it lives in factors a square-foot number can't see. This guide names them. (Deliberately, no dollar figures: they vary by market and month. The drivers don't.)

Driver 1: Assembly Complexity

A single-layer 25GA partition and a double-layer, channel-isolated, mineral-wool-filled STC-55 demising wall are different products. The ratio of complex assemblies to simple ones is the single biggest cost variable in any interiors package - which is why our takeoffs quantify per wall type instead of averaging.

Driver 2: Heights and Access

Board over 10 feet slows every trade motion; over 15 feet it changes equipment. Gyms, lobbies and warehouses carry height premiums in framing gauge, board handling and lift costs that flat SF numbers hide.

Driver 3: Finish Levels

Level 5 corridors and feature walls can add a third to finishing labor on affected areas. The spec book decides this, not the floor plan - see our finish levels guide.

Driver 4: The Invisible Scopes

Firestopping density, acoustical sealant, putty pads, prerock mobilizations, draft stopping - individually small, collectively a real percentage of the package, and the most commonly omitted items in losing-then-regretting bids.

Driver 5: Sequence and Site

Occupied renovations, night work, ICRA containment, hoisting constraints on towers - the same quantities cost more when the building fights back. Phasing plans are estimating documents.
